House Clearance Services for Property Managers and Landlords

Whether you're a property manager, owner or a landlord, you'll know the importance of getting a property ready to lease as soon as possible. House clearance is critical to maximizing a property's potential.

How to Minimise the Likelihood of Issues When a Tenant Moves Out

  • Know Your Obligations: Obligations of landlords differ depending on whether the property is a residential or a commercial property.

    • In the case of residential property both parties have certain obligations outlined in the Residential Tenancies Act. Tenancy Services can assist with advice for residential property owners should a dispute arise.

    • For commercial properties the Deed of Lease should always be the first point of reference, and if necessary legal advice sought. Usually the landlord is required to comply with the Building Act, the Building Code, and have a current Building Warrant of Fitness.

  • Document Property Condition: Taking photos of the property prior to a lease commencing is recommended so that in the event of dispute there is documented evidence of the property condition. Similarly a Property Condition report, documenting the state of the property, signed by both parties can help to mitigate issues arising later on.

  • Conduct Regular Inspections: If you're a landlord it is recommended that you carry out regular inspections, giving the required notice as necessary. This should identify any damage and will give you an idea as to whether the tenant is keeping the property clean and tidy.

  • Address Repairs Promptly: It is also recommended to carry out repairs promptly. Regular maintenance not only helps maintain or enhance the property's value but also prevents costly repairs by addressing potential issues early. This can include clearing gutters regularly, checking for plumbing leaks, touching up paint, roof inspections etc.

  • Ensure Tenant Responsibilities Are Met: Tenants are responsible for keeping the property reasonably clean and tidy. This includes removal of the rubbish from the property. Where a local council has supplied rubbish or recycling bins for the property the landlord should pass these services on to the tenants.

  • Plan Ahead for House Clearance: If the property is going to need clearing once the tenant has moved out it is useful to arrange this prior to the tenancy ending. The tenant, or the landlord, can engage professional rubbish and junk removal services, such as Junk2Go, to mitigate any downtime between tenancies.
